But here’s the secret: builders are stepping up with some wild incentives—and it could save you hundreds every month. I’ve personally been meeting with several local builders over the past few months and have helped several buyers take advantage of these great offers.



Right now, some builders are offering interest rates as low as 4.75% to 5.25% when you use their preferred lender. That’s a full two points lower than the average market rate.


Let’s Break It Down (this is just an example and not real data):


1) $300,000 Home with 5% Down

  • At 6.75% (market rate):

    Monthly principal & interest = $1,848


  • At 4.75% (builder incentive):

    Monthly principal & interest = $1,487


  • Monthly Savings = $362/month!! 😳


    That’s over $4,300 a year—just for using the builder’s lender.


What Could You Afford at the Lower Rate?


If you’re pre-approved for a $300,000 home at 6.75%, that same monthly payment could afford you a $373,000 home at 4.75%.


That’s a $73,000 upgrade without increasing your budget.

Builders want to move inventory. And with today’s rates keeping many buyers on the sidelines, they’re using rate buydowns and incentives to make deals more attractive. If you’ve been waiting for the right time, this could be your window.
